Our Story

How We Ended Up Building ADUs in Houston

We build accessory dwelling units, garage conversions and additions for homeowners around Houston who need more usable space on their own property. Most of us came up through general residential construction before specializing in ADUs specifically, because the permitting and foundation questions are different enough to matter. We work with families adding a rental unit, a place for aging parents, or just more room without moving.

The problem you're probably dealing with is a lot that looks straightforward but isn't, whether that's a floodplain designation, a setback that's tighter than expected, or clay soil that's already cracked your driveway. We check the soil and the flood maps before we draw a foundation plan, so the slab gets engineered for what's actually under it instead of a standard design. That's the difference between an ADU that's still level in five years and one that isn't.

Why Choose Us

What you get when you hire us

None of this is complicated. It is mostly just doing what we said we would do.

Licensed and Insured

General liability coverage is in place for every ADU job we take on. Ask for certificates before signing anything, any contractor should hand them over without hesitation.

Permits Handled For You

Chapter 42 setback rules, floodplain review and deed restrictions all get checked before we submit your permit. A rejected application usually costs more time than the review itself, so we try to get it right the first time.

Clean Job Site

A construction site with debris sitting around for weeks is a hazard for kids and pets, so we keep it cleared. Dumpster placement and final haul-off are part of the plan from day one.

Written, Itemized Quotes

A one-line estimate hides where your money actually goes on an ADU build. We break out foundation, framing, electrical, plumbing and finish costs so you can see it.

Realistic Scheduling

Permitting in Houston can take weeks longer on a floodplain lot, and we build that into the schedule up front. A start date that ignores permitting is a start date that's going to move.

Our Own Crew

We don't hand a job off to a different crew every phase. Having the same people on site from slab to final walkthrough cuts down on the handoff mistakes that show up later.

Common Questions

Things people ask us

Questions about who we are and how we work.

How long has this company been building ADUs?
Specific years in business should be confirmed directly with any contractor, but relevant experience for ADU work in Houston includes handling post-tensioned slab foundations, flood zone permitting, and separate utility tie-ins, all particular to this region rather than general home building. Ask to see examples of completed ADU projects similar in size and type to what's planned.
Do you use your own crew or subcontractors?
Many ADU contractors keep framing and general carpentry in-house while subcontracting specialized trades like electrical, plumbing and foundation engineering to licensed subcontractors, which is standard practice across the industry. It's worth asking specifically who will be on site day to day versus who is brought in for a single phase.
Can I see examples of past ADU projects?
A reputable ADU contractor should be able to show photos of completed detached units, garage conversions, and additions, ideally including foundation and rough-in stages, not just finished exterior shots. Seeing the foundation work matters more for ADUs than for most remodeling projects because of Houston's soil movement.
Why choose a smaller ADU contractor over a large builder?
A smaller, ADU-focused contractor is often more familiar with the specific permitting quirks of Houston's Chapter 42 rules and floodplain review than a general home builder who takes on an occasional accessory unit. That familiarity usually shows up as fewer permit rejections and a faster path through the Houston Permitting Center.
Where is Coastal ADU Solutions based?
Coastal ADU Solutions is based in the Houston, TX area and serves surrounding communities within roughly a 50-mile radius.
What is your availability for new ADU projects?
Availability for new ADU projects depends on current permit and construction workload, and it's worth asking directly for a realistic start date rather than assuming work can begin immediately. Permitting timelines in Houston often affect the schedule more than contractor availability does.
Do you clean up the job site during construction?
Daily site cleanup, including removing scrap lumber, packaging and concrete debris, is standard practice on ADU construction sites, both for safety and to keep the rest of the property usable during the build. Dumpster placement and final debris haul-off should be spelled out in the contract.
What happens if something on my property is damaged during construction?
Licensed and insured ADU contractors carry general liability coverage that addresses accidental damage to existing structures, landscaping, or utilities during construction. Any damage should be documented and repaired as part of the project, not treated as a separate negotiation afterward.
Will you take over an ADU project another contractor started?
Taking over a partially built ADU is possible but requires an inspection of the existing foundation, framing, and any rough-in work already completed before agreeing to a price, since hidden problems left by a previous contractor are common. A slab that was never properly engineered for Houston clay is one of the more frequent issues found on takeover projects.
How can I check that the ADU work is being done correctly?
Houston requires inspections at key stages of ADU construction, including foundation, framing, electrical and plumbing rough-in, and final, and homeowners can request to see inspection results at each stage. A soil report and engineered foundation plan should also be available on request before the slab is poured.
